Key Steps to Prepare Your Cabin for Rental Season

The Short Term Rental season is changing and occupancy rates are higher in January and February for North Georgia than they have been in the past. However, it is always a good idea to create a list and make sure your investment property is ready for the highly anticipated and busy rental season!

There are several items you should insure are in good condition before season:

1) Proper Insurance – I have an extensive background in insurance and one of the biggest gaps property owners have is not having proper insurance coverage. A traditional dwelling policy will not cover the risk associated with short-term rentals. It is worth your time and protection, to speak to a licensed insurance agent in your rental area to make sure you have the proper policy.

2) Replace all batteries in your smoke and carbon monoxide detectors.

3) Maintenance – if you can do it yourself, spend a weekend at your property and complete all small maintenance items.

a) Seal windows and doors
b) Change filters
c) Check for structural damage from wind, ice, snow etc. Don’t forget to check the roof!
d) Inspect your pipes and valves. Look for any signs of wear, leakage and hard to turn shutoffs.
e) Keep your ears and nose active – sounds and smells can alert you to issues.
f) Check for any pests – make sure there are no signs of critters, damage to wires etc.
g) Clean everything – wipe down all surfaces (walls, cabinets, windows, doors and appliances.)
h) Clean all outdoor furniture.
i) Repaint and touch up areas of need

4) Refresh décor. Cover open walls, replace old or stagnant decorations.

5) Change out worn throw pillows.

6) Make sure all linens are in good condition and replace them if needed.

7) Replace any dishes, glasses and mugs that are chipped/broken.

8) Check your grounds to remove any liability issues – holes, broken railing, missing screws, outdoor seating, fire pits and anything else the guest may be using or be exposed to.

9) Make sure your property manager is aware of any major issues so they can be resolved.

10) Inspect any amenities you offer: hot tub (service), pool tables, gaming tables etc. Make sure all pieces are available for the guests enjoyment.

11) Make sure TV remotes are present, batteries replaced and TV is working.

Spending a little extra time at your property and making sure these items are addressed will create a much better experience for your guest and limit larger issues in the future.
